The Preserve Off 54

16177 Secret Meadow Dr., Odessa, FL, 33556

The Preserve is a residential community off State Road 54 in the Odessa area of Pasco County, on streets including Secret Meadow Drive. Locally it is often referred to by the shorthand in this listing's name, which is how people distinguish it from the several other Florida communities called The Preserve. The community is served by The Preserve at South Branch Community Development District. A CDD is not a homeowners association. It is a special-purpose unit of local government created under Chapter 190 of the Florida Statutes, able to issue bonds to finance infrastructure and to levy assessments on property inside its boundaries to repay them. Those assessments appear on the annual property tax bill rather than arriving as a separate association invoice, which is the practical difference most residents notice. What the district actually maintains here is infrastructure rather than a clubhouse: stormwater ponds and related improvements. Worth stating plainly because it is a common misunderstanding, the district prohibits recreational use of the ponds. They are drainage infrastructure, not amenities. Day-to-day administration is handled by Vesta Property Services out of Lake Mary, with Heath Beckett serving as district manager and registered agent. He can be reached at (321) 263-0132, extension 536. Public records requests go to the same number at extension 742. The Board of Supervisors meets monthly and those meetings are open to the public. Recent meetings have been scheduled from 4 PM to 5 PM at hotel meeting rooms rather than inside the community, including SpringHill Suites Tampa Suncoast Parkway in Land O' Lakes and a Residence Inn in Lutz. Because the location moves, check the posted agenda before setting out rather than assuming a fixed venue. Meeting dates, agendas, minutes, budgets and district records are published at thepreserveatsouthbranchcdd.org.
